Finding The Right Tenant For Your Property

Property letting may seem simple in theory but in reality, a high level of attention is required to find the "right tenant" for a specific property. Property is recognised as a valuable asset and therefore careful consideration needs to be given to the level of service required by a managing agent. Oxley Property offers a personal service dealing directly with the owners of the business.

By instructing Oxley`s to market your property for Let, you gain access to a vast number of potential tenants via our ever expanding mailing list. Your property will also be featured on our internet site www.oxley-property.co.uk, OnTheMarket and Facebook,. This will allow your property to be seen not just by prospective tenants looking to move home within the area, but also those who are thinking of relocating.

All prospective tenants will then have a credit check & various references(employer , Landlord, character) will be obtained.

Full Management

This provides for the inspection, appraisal and full marketing of the property. It also includes accompanied viewings, introduction and vetting of a prospective tenant.

This proving satisfactory, we will then go ahead by preparing Tenancy Agreements, Notices and an Inventory and Schedule of Condition.

The tenant will be checked in against the inventory and at the same time, we will arrange for the transfer of council tax and utility account liabilities.

During the tenancy, your property will be fully managed and receive periodic inspection visits. Any maintenance issues will (within the confines of our management agreement) be overseen by our experienced maintenance team.

As the landlord, you will receive a monthly statement of account including all income and expenditure. Collecting and processing of rental payments is also part of the service. These will be credited automatically to the landlords nominated bank account.

At the end of the tenancy, we will liaise with the tenant and renew the tenancy agreement or arrange to check them out as applicable. We then inspect the property and will expect to find it in as good a condition as it was at the start of the tenancy (accepting fair wear and tear). We shall hold a security deposit of one months rent in a separate Clients Bank Account that is refundable subject to any amounts retained to cover dilapidation.

Letting Only

This includes inspection, appraisal and full marketing of property, carrying out accompanied viewings and leads to the introduction and vetting of a prospective tenant. This proving satisfactory, we will then prepare the Tenancy Agreements, Notices and Inventory and Schedule of Condition. Following this, the first months rent and bond will be collected. The rent will be credited to the landlord less our agreed fee.

Managing the tenancy including the maintenance and rent collection will be the responsibility of the landlord.
