Finding The Right Property For You

Oxleys aim to let high quality properties that are well maintained. Our exstensive portfolio covers most of Calderdale & Kirklees. As soon as properties become available they are added to this website, OnTheMarket and Facebook. By registering with us on our website you can detail your requirements so that we can ensure you are first to view any upcoming properties that match your needs. 

Viewing A Property

 Viewing a property will be arranged at a time that suits you, including weekends and some evenings, by appointment. You will be shown the property by a member of staff.

Applying For A Property

 Once you have decided on a property you will need to complete an application form for each adult tenant. All tenants over the age of 18 must be on the tenancy agreement by Law.

We sometimes require a guarantor if you are under 30 or have a low income. This will be someone who will co-sign the Tenancy Agreement and will therefor be liable for the rent if you fail to pay.

Successful Applicants

 Once your application has been accepted we will :-

  • ~ check references (Employer / Landlord / Character)
  • ~ complete a credit check
  • ~ set up the Tenancy Agreement & associated documents
  • ~ agree a moving in date & time 

Moving In 

Tenancy Agreement

It is important to read the Tenancy Agreement carefully and ensure that you understand all the clauses in it. Any guarantors will also need to sign the agreement.


A deposit of five weeks rent must be paid in advance. This is held by the TDS to cover damage , breakages, and any other liabilities under the terms of your tenancy agreement.


Most properties that we let will have an inventory. This is a detailed list with date and timestamped photographs of the contents and condition of the property when you move in. By both the Landlord and Tennat agreeing that the inventory is correct at the start of the tenancy , will minimise the risk of any dispute at the end of the tenancy.


Rent is quoted by calendar month and payable monthly in advance, usually prior to the fifth day of the month payable by standing order.The tenant is also responsible for council tax, water rates, gas, electricity, TV licence and telephone bills.

After Moving In


We have a team of designated tradesmen who specialise in all aspects of repair and maintenance.  As your agent we will act to ensure repairs are completed in a timely manner, keeping you informed at all times.


Regular visits are normally scheduled in order to ensure that you are happy with the property  and that the property is being kept in good order. These visits are always pre-arranged with the tennant with 48 hours notice.
